One of the most important responsibilities of a property manager is facility management. This duty involves handling repairs, maintenance, and landscaping issues. Consequently, it requires the manager to have a good relationship with contractors and repair companies.

Besides physical management, a property manager is also responsible for marketing the facility to attract prospective clients. The manager will need an understanding of the neighborhood and the current rental rates in the market. The goal is to occupy the property with tenants through different marketing strategies. When the tenants finally arrive, the property manager becomes responsible for understanding their needs, responding to their requests, and collecting their rents.

Another critical role is administration, which includes the management of records and files to the property. An exceptional property manager must be an expert in record analysis, documentation, ledger details, profit/loss reporting, and other records management forms.
